Landlord-Tenant law regards the contracts made between the owner of a property and the person who agrees to rent the property for a fee. Laws vary greatly between states, but regardless of the nuances, landlord-tenant cases are some of the most common civil cases. Contracts between landlords and tenants usually involve such matters as the amount of rent and deposits to be paid, the due dates of rent, the length of the contract, the parties responsible for services like water and garbage removal, the parties responsible for maintenance of the property, and other such factors. Under most state laws, both parties are afforded a number of rights. For instance, tenants have the right to be notified in advance, usually 30 to 60 days, before a rent increase.

Residential Real Estate

Residential real estate involves a wide range of issues regarding residential property, usually houses, apartments, or other living quarters. The process of a sale of a residential property involves sizeable amount of paperwork that can often be drafted and submitted by a qualified real estate attorney. The process must also be done in accordance with local and state laws. Real estate law also applies to issues of insurance, mortgage, foreclosure, personal injury that occurs on the property, and other areas of law. Zoning, whether for commercial or residential, is also covered under residential real estate.
